We work for you — not the realtor.

A home inspection is the one part of the transaction where you get your own independent professional in the room. Many buyers choose their own inspector rather than taking the realtor’s preferred one — and that is exactly how it should be.

Arrowhead’s only client is the person buying the home. The findings are yours, written for you, and delivered without anyone else’s interests in mind.

It works both ways: plenty of clients are happy with their realtor’s recommendation and hire us anyway because the report is thorough and easy to understand. The point is not who suggested us. It is whose side we are on once we are there.

Not a 45-minute walkthrough.

Edward is not one of those inspectors who is in and out in 45 minutes. Time is spent where the risk is — attic, crawlspace, roof, electrical, plumbing, HVAC, and drainage — because that is where the expensive surprises hide.

These are the practical questions buyers ask before they schedule a home inspection in Oklahoma City.

How long does a home inspection take?

Edward is not a 45-minute inspector. He takes the time the property needs, especially where risk lives in the attic, crawlspace, roof, electrical, plumbing, HVAC, and drainage.

What is included in the report?

You receive a detailed report documenting the visible and safely accessible conditions observed during the inspection, along with a free 100-page home maintenance book you can use after closing.

Do you work for the buyer or the realtor?

The buyer is the only client. Whether you found Arrowhead or your realtor recommended us, the inspection and report are written for the person buying the home.

Can you quote what repairs will cost?

No. Oklahoma inspectors are not permitted to quote repair costs. Haven provides an independent third-party price builder for clients who need repair-cost information.

Do you inspect crawlspaces?

Yes. Crawlspaces are inspected when accessible, and Edward uses a remote crawler for tight spaces when that is the safer way to look.

Do you do drone roof imaging?

Yes. Edward is an FAA-certified drone pilot and can use drone imaging as part of the agreed inspection scope when it helps document roof conditions.
